Located just blocks from Little Caesars Arena, this affordable, adaptive-reuse housing development transforms seven historic buildings into a block of connected, community-focused spaces that preserve Detroit history.

To ensure the result reflected the community, we conducted in-depth community engagement sessions to understand what users and stakeholders sought with this development. Affordability was crucial, offering low and market rate units funding supported by LIHTC and MSHDA.

This project consists of seven buildings on one block: six residential (170 for-rent units combined – 50% affordable housing) and one building dedicated to community gatherings and residential amenity support spaces. Inspired by the historic neighborhood and respectful of the architectural heritage the neighborhood will be activated with modern amenities and materiality to promote placemaking. The development capitalizes on the scale and uniqueness of the existing alleys and embraces the locational influences and streetscape walkability. The design further provides distinction between the private and public realms and reinforces the block’s unique identity within the larger context of District Detroit.

Motivated residents worked with city government to establish Henry Street as a historic district. To ensure the historic nature of the structures were upheld. We worked with the City of Detroit Historic Commission, State Historic Preservation Office, and National Park Service. The project will provide a welcoming, inclusive, and safe neighborhood with design focused on quality and longevity in mind. Innovation was maximized based upon local and national benchmarking for Historic Preservation.
